BEGIN UPDATE OF 9/16/2011

At least 30 cohousing homes needed to be put under contract by buyers providing non-refundable downpayments and pre-approved mortgage commitments in order to build Kaleidoscope Village as cohousing at 6314 FM 969 aka 6314 East MLK Jr Blvd.

Each of these 30 or more pre-construction sales contracts required the buyer to place about 5% to 25% or more into a non-refundable downpayment and also to be pre-approved for their mortgage or else to place about 50% of the purchase price into non-refundable downpayment.

Conventional and FHA mortgage underwriter review of the home and amenities planned as Kaleidoscope Village Cohousing resulted in underwriter rejection of the proposed homes as candidates for mortgage pre-approvals. The underwriter's condominium certification program capped appraisal values for new construction of attached residential homes at that address at about half the feasible cohousing sales price.

Thus the development and construction financing concept of using pre-construction sales contracts to provide the backing for interim development and construction financing failed for Kaleidoscope Village Subdivision Lot 1, Block D as of 9/16/2011 and other plans will be made for development or sale of Lot 1 at 6314 FM 969 aka 6314 East MLK Jr. Blvd. An alternative method of financially backing a cohousing development concept at that location would be for a cohousing group to purchase the construction site and be it's own developer.
